Let's talk

Buying in London

Find the right home, at the right price, without the guesswork.

From your first showing to the day you get the keys, I'll walk you through every step of buying in London and the surrounding area.

How I help buyers

Local knowledge you can lean on.

London is a city of very different neighbourhoods. A century home near Wortley Village, a townhouse in Hyde Park and a downtown condo each come with their own questions about price, upkeep, schools and commute. My job is to help you compare them honestly, so you can choose with confidence.

I'll set up a search that matches what you actually want, flag homes before they get busy, and tell you plainly what I see when we walk through a property, good and bad.

  • A search set up around your must-haves and deal-breakers
  • Honest read on condition, pricing and resale potential
  • Neighbourhood guidance on schools, transit and amenities
  • Offer strategy based on recent comparable sales
  • Referrals to trusted lenders, inspectors and lawyers
  • Support right through closing day

The buying process

Four steps from searching to keys in hand.

01

Get pre-approved

A mortgage pre-approval tells you what you can comfortably spend and shows sellers you're serious. I can introduce you to lenders and brokers I trust.

02

Search and tour

We narrow down neighbourhoods and home styles, then tour the homes that fit. I'll point out what matters and what's just staging.

03

Make an offer

I'll prepare a price and terms grounded in recent sales, including conditions such as financing or a home inspection where they make sense.

04

Close with confidence

Your lawyer handles the paperwork and land transfer tax, and I stay involved to make sure every condition is met before closing day.

Plan ahead

Costs to budget for beyond the price.

At offer

Deposit

A deposit is usually delivered shortly after your offer is accepted and goes toward your down payment. We'll agree the amount when we write the offer.

Before closing

Inspection and appraisal

A professional home inspection is money well spent, especially on older London homes. Your lender may also require an appraisal.

On closing

Closing costs

Plan for Ontario land transfer tax, legal fees, title insurance and adjustments. First-time buyers may qualify for a land transfer tax refund.
