Buyers form an impression in the first few seconds, online and at the front door. You do not need a renovation to make a strong one. Here is the checklist I walk through with sellers.
Curb appeal
- Tidy the garden, edge the lawn and add a pot or two of seasonal colour by the door.
- Clean or paint the front door and replace a worn doormat.
- Make sure house numbers are easy to read and exterior lights work.
Inside the home
- Declutter every room. Pack away what you will not need in the next few months.
- Clean thoroughly, including windows, baseboards and light fixtures.
- Fix small things: dripping taps, sticking doors, loose handles and burnt-out bulbs.
- Consider fresh, neutral paint where walls are scuffed or strongly coloured.
Paperwork to gather
- Recent utility bills, so buyers can see typical costs.
- Dates and receipts for major updates such as the roof, furnace, windows or electrical.
- For condos, the details of your monthly fees and what they cover.
On listing day
Open the curtains, turn on the lights, and keep counters clear for showings. Professional photos and an accurate, well-written description do the rest.
