Get pre-approved
A mortgage pre-approval tells you what you can comfortably spend and shows sellers you're serious. I can introduce you to lenders and brokers I trust.
Buying in London
From your first showing to the day you get the keys, I'll walk you through every step of buying in London and the surrounding area.
How I help buyers
London is a city of very different neighbourhoods. A century home near Wortley Village, a townhouse in Hyde Park and a downtown condo each come with their own questions about price, upkeep, schools and commute. My job is to help you compare them honestly, so you can choose with confidence.
I'll set up a search that matches what you actually want, flag homes before they get busy, and tell you plainly what I see when we walk through a property, good and bad.
The buying process
01
A mortgage pre-approval tells you what you can comfortably spend and shows sellers you're serious. I can introduce you to lenders and brokers I trust.
02
We narrow down neighbourhoods and home styles, then tour the homes that fit. I'll point out what matters and what's just staging.
03
I'll prepare a price and terms grounded in recent sales, including conditions such as financing or a home inspection where they make sense.
04
Your lawyer handles the paperwork and land transfer tax, and I stay involved to make sure every condition is met before closing day.
Plan ahead
At offer
A deposit is usually delivered shortly after your offer is accepted and goes toward your down payment. We'll agree the amount when we write the offer.
Before closing
A professional home inspection is money well spent, especially on older London homes. Your lender may also require an appraisal.
On closing
Plan for Ontario land transfer tax, legal fees, title insurance and adjustments. First-time buyers may qualify for a land transfer tax refund.
Let's get started
A quick conversation is the best first step. No pressure, just a clear plan for your search.
